Picture frames: how we take a slab out without spalling the edge
When we saw a slab for demo, we do not just cut the square the customer wants gone and start prying. Inside that square we cut what we call picture frames — cuts inside the cut, so the piece is broken into a middle and a border before anything moves.
The middle comes out first. With that gone there is somewhere for the rest to go, so the border peels away easy, toward the hole instead of against the concrete that is staying. Nothing gets levered against the finished edge, nothing gets pounded, and the line we cut is the line you are left with.
That is the whole reason to hire a cutting company for demolition instead of a breaker: no spalling on our demo. The edge that stays is clean enough to form against, patch to, or leave exposed.

What is selective demolition?
Taking out exactly the concrete that has to go and leaving everything around it intact. We saw the piece free, lift it, and haul it, instead of breaking it and hoping the damage stops where you wanted.
Can you demolish inside a building that stays open?
Yes. Cutting the piece out rather than breaking it is quieter, cleaner and far less risky to the structure and the finishes. We section the work so the rest of the space keeps running.
Do you haul the concrete away?
Yes. Cut it, break it, haul it. The debris leaving the site is part of the job.
Can you remove a slab without damaging what is under it?
That is the point of cutting first. We saw the perimeter, break it into liftable pieces, and take it out -- utilities and the sub-base below stay where they are.
How do you keep the edges from spalling?
We cut picture frames inside the removal - cuts within the cut - and take the middle out first. With the middle gone the border peels away toward the opening instead of being pried against the concrete that stays. Nothing is levered or pounded against the finished edge, so the line we saw is the line you are left with.
Do you do driveways, patios and pool decks?
